WHERE INVESTORS ARE FINDING VALUE IN HOUSTON CRE TODAY
Houston's commercial real estate market continues to shift, and investors are becoming more selective about where they place capital. While higher interest rates and tighter lending conditions have created challenges, they have also opened opportunities for buyers who understand where long-term value can still be found.

Today, investors are focusing on assets with strong fundamentals, flexible use potential, and clear income growth. In Houston, that includes smaller industrial and flex buildings, neighborhood retail centers, medical office properties, and land located near growing residential corridors or future infrastructure improvements.

Industrial and flex space remain attractive because of Houston's logistics network, population growth, and demand from service-based businesses. Retail is also holding investor interest, especially grocery-anchored and service-focused centers in high-growth suburban areas. While office investment is more selective, smaller suburban office and medical office buildings with strong parking, updated interiors, and convenient access continue to offer opportunity.

Land remains another important area of focus, particularly in Fort Bend County, Montgomery County, Brazoria County, and other expanding Houston-area corridors. Investors are watching sites near new master-planned communities, roadway expansions, and utility growth for future development potential.

Across all property types, investors are looking beyond price alone. Location, tenant quality, access, visibility, and long-term demand are driving decisions. In today's market, the strongest opportunities are found in practical, well-positioned assets that can adapt to changing tenant needs and support long-term value creation.

Houston remains a dynamic market, and for disciplined investors, opportunity is still there. The key is knowing where to look and understanding which assets are positioned for growth.

Parker is a student at Texas A&M University's Mays Business School, where he is pursuing a Bachelor of Business Administration in Management through the Entrepreneurial Leadership Track. During his internship at ICO, Parker is assisting with AI development, investment modeling, and a variety of company initiatives, including prospecting, marketing, and research.

As he gains firsthand experience in the commercial real estate industry, we asked Parker a few questions to help everyone get to know him better:

What are you most excited about that you are learning during your internship so far?
I'm excited to be learning how to integrate workflows in business to improve efficiency.

What is one goal you have for this internship?
My goal is to build an application the ICO Commercial team regularly uses.

What is your favorite quote?

What skill do you feel you're already building through this internship?
I'm learning a lot about building tools for businesses to use to improve operational efficiency.

206 Acres Mesa Drive | Houston, Texas  

Seth Green and Roxana Blanco of ICO Commercial represented the Buyer in the acquisition of 206 acres on Mesa Drive. The land was owned by a local institution and included stringent terms and deadlines. Recognizing the deal's strong potential and time-sensitive nature, Seth and Roxana quickly got to work presenting the deal to a select group of highly qualified residential developers.

The Buyer that ended up closing on the property remained aggressive and strategic throughout the due diligence period and met all the deadlines without requesting an extension. Seth and Roxana did what they do best and kept the transaction moving and maintained open lines of communication to help bring the deal to a successful closing. They continue to work with the Buyer and are excited to see the future development and vertical growth of the site.
