Lease or Own? Choosing the Right Commercial Real Estate Strategy

Deciding whether to lease or purchase commercial space is an important business decision. The right choice depends on your compan's financial position, growth plans, location needs, and long-term goals.

Leasing can provide greater flexibility and typically requires less upfront capital. It may be the better option for growing businesses, companies entering a new market, or those whose space needs could change over time. This year marked our 4^th year of Battle of the Mentors! After completing our three-month mentoring program focused on professional growth and collaboration, our team comes together for some fierce competition.

Throughout the mentoring program, mentor pairs share experiences, discuss topics of professional development, exchange ideas, and learn from one another through videos and guided conversations. Our mentoring sessions provide a great opportunity to strengthen relationships while gaining new perspectives and skills.

At the conclusion of the mentoring program, the teams put what they learned to the test during our annual Battle of the Mentors competition. The competition brought plenty of laughs, teamwork, quick thinking, and, of course, a little friendly rivalry.

Deal Spotlight: ICO Commercial represents the buyer in the acquisition of a 160-acre Property in Beasley, Texas
                  
Costa Bajjali of ICO Commercial represented the Buyer in the acquisition of a 160-acre property in Beasley, Texas.  The tract is at the southwest corner of Hwy 59 & Isleib Road and is a prime location for future commercial development.

Costa worked with the Buyer and Sellers for an extended period of time while Sellers addressed title issues affecting the property.  When those issues were resolved, Costa worked with the Buyer and four separate sellers that owned the property in an undivided interest, to get an agreement on sales price and various contract terms. 

Getting this important acquisition for his client took persistence, patience, perseverance, and experience in dealing with complex deals, which is the kind of service and value Costa provides to all his clients.
