TEXAS' DATA CENTER BOOM EXPANDS TOWARD HOUSTON
Texas' Data Center Boom Expands Toward Houston

Despite regulatory and social pushbacks, Texas is becoming one of the country's leading markets for data center development, driven by artificial intelligence, cloud computing and growing demand for digital infrastructure. While DFW remains the state's largest established data center market, new projects are increasingly moving into secondary markets where large tracts of land, power capacity and room for expansion are available.

As data centers continue expanding across Texas, locations offering the right combination of land, power, infrastructure and highway access could become increasingly attractive to developers and investors. It is helpful to note that data centers have been active in most Texas metropolitan communities since the late 1990's but the AI boom has created a spike in demand and development of large-scale data campuses.

One of the more significant proposed campus developments is the Amazon Web Servicesa€™ Project Eagle, near Boling in Wharton County, southwest of Houston and within reach of the growing Beasley-Rosenberg corridor. The project is expected to span nearly 3,000 acres, could include approximately 13 data center buildings, and has been reported as representing an investment of up to $10 billion. The Project will create new investment and development opportunities along the Southwest growth corridor, particularly around Rosenberg and Beasley.

For commercial real estate owners, investors and developers, and the general public for that matter, the takeaway is becoming clear: Houston's next growth story may not be driven solely by population growth and rooftops. Digital infrastructure and the land, power and services required to support it could play an increasingly important role in shaping where development moves next.

ICO GIVES BACK: SECOND MILE MISSION CENTER

Recently, our team spent an ICO Gives Back Day volunteering at Second Mile Mission Center, an organization dedicated to serving local families through food assistance, clothing, and other support programs.

Our team volunteered in two main areas. In the Food Program, we helped bag and sort food, restock supplies, and assist neighbors with loading groceries into their vehicles. In the Opportunity Shop, we sorted clothing, hung garments, and helped organize merchandise for the resale shop.

It was a meaningful day of teamwork and service, and a great reminder of the importance of giving back to our community. We are always grateful for the opportunities to give back and we are proud to support Second Mile and the meaningful work they do to serve individuals and families throughout Fort Bend County.

CLOSED DEAL SPOTLIGHT -
10300 Town Park Drive, Suite 1 East | Houston, Texas 77072

A new office marks the beginning of a new chapter for a business. For Insurepointe of Texas Inc., that chapter begins with 6,985 square feet at 10300 Town Park Drive in Houstona€™s Westchase District.

Behind the successful sublease was a collaborative effort led by Jane Nodskov and Christa Therkildsen of ICO Commercial, who represented Insurepointe throughout the transaction. From coordinating with the parties involved to guiding their client through the leasing process, Jane and Christa kept communication clear and Insurepointea€™s interests at the forefront.

Working alongside the sublessora€™s representatives, Peggy Meredith of PMCRE and Danna Sossen of ICO Commercial, the team maintained an open dialogue and helped move the transaction from discussions to a completed agreement.

The result is a new location for Insurepointe and a reminder of the work that happens behind every signed lease: conversations, coordination, and a shared commitment to bringing a transaction together.
